Description
The building consists of a steel portal frame with concrete block walls and composite insulated wall and roof cladding. The units are newly constructed and this will be their first occupation. The units have been built to replace fire damaged buildings that previously occupied the site. The existing lawful use class is understood to be B1/B8 (light industry and storage respectively) although it is considered the units could be used for a variety of uses (subject to obtaining the necessary planning consents).
Accommodation
The units are of rectangular shape with an internal eaves height of approximately 4.08m (13 ft) and a ridge of 5.57m (18ft). A masonry concrete block wall separates unit 12D from 12E&F. A new wall can be erected between units E&F as required (a new separating wall would reduce the NIA accordingly).
Each unit includes two large skylights, double glazed pedestrian access door and windows back and front (rear windows are obscured), an electric roller shutter door (with a clear height of approximately 3.35m and width of 3.03m). Toilets are not yet constructed but will be when tenant requirements are known (note toilets are not currently excluded from NIA calculations).
Parking will be available to the front of the units (4 bays in total (2 per unit)).
Legal Costs
The prospective tenant will pay the landlords reasonable legal costs in respect of preparation of the lease. Subject to a maximum of £800 plus VAT.
Price
Offers of £7,500 plus VAT are sought for the annual rental of unit E and £8,750 plus VAT for unit 12F. Units E and F are available together with one toilet and no dividing wall for £15,000 plus VAT per annum.
Terms
The units are available on a full repairing and insuring basis. The landlord will recover the cost of insurance from the tenant (estimated premium to be confirmed). The landlord envisages a lease term of three years or more.
Business Rates
The Valuation Office Agency have not yet valued for rates. It is possible tenants acquiring a single unit could be eligible for small business rates relief (to be confirmed with Cornwall Council prior to agreeing terms). Rating information is available on the Valuation Office Agency (VOA) website service. Information concerning how rates are calculated are available on the Cornwall Council website.
VAT
The property is elected for VAT and as such VAT will be chargeable on the rent.
