Description

The Rocket Store was built in 1898 for housing horse-drawn rocket-firing equipment used by the coastguard. The property has since been converted for retail use and was last used for selling seafood products. The building is of single storey pitched roof construction with an uncharacteristic red brick, which distinguishes it from the surrounding vernacular architecture. The building adjoins a tarmac area to the front and includes additional external storage to the sides and rear. The existing use class is understood to be A1 (Shops), although the property could be suitable for various alternative uses (subject to obtaining the necessary planning consents).

Accommodation

Large double timber doors to the front are opened to uncover a glazed shop frontage and pedestrian access door behind. The retail area leads to a toilet lobby, toilet and store with a floor gulley for washing down. The store is accessed via a set of double doors off the retail area. There are two shuttered side windows, although one is currently covered by the wall lining for the store. In front of the unit is an external tarmac area that could be utilised commercially, subject to agreeing a licence with the National Trust concerning the proposed activities for its use. The tarmac area was previously used for external seating.

There is an LPG (bottle gas) connection to the side of the property for powering heating or cooking equipment (none included). Should the tenant wish to connect any gas bottles, the tenant would be entirely responsible for the installation, ensuring it meets any statutory requirements. There are numerous pipe connections for sinks and wash hand basins (none included in the retail area).

Each party is to cover their own legal costs in respect of the preparation of any lease or licence agreements.

Offers in the region of £8,000 plus VAT are sought for the annual rental of the premises.

Terms

The property is available with immediate vacant possession on an internal repairing and insuring basis. The tenant will be responsible for all services. The landlord (The National Trust) will recover the cost of insurance from the tenant (premium to be confirmed). The landlord envisages a lease term of three years or more and may grant a licence for commercial use of the tarmac forecourt (subject to acceptable uses).

Business Rates

The current rateable value (RV) is £1,975. The RV is as stated on the Valuation Office Agency (VOA) website service (effective date 1st April 2017). Information concerning how rates are calculated is available on the Cornwall Council website. Tenants should make their own enquiries to determine the rates payable. It is possible prospective tenants could be eligible for small business rates relief (to be confirmed with Cornwall Council prior to agreeing terms).

VAT

The property is elected for VAT and as such VAT will be chargeable on the rent.
