Terms

The property is available on an effective full repairing and insuring basis. A maintenance rent of 2.5% of the annual rent will be charged in addition to the rent for the maintenance of common areas and the site generally. The landlord will recover the cost of insurance from the tenant (premium to be confirmed). The landlord envisages a lease term of three years or more for a 1954 Act protected lease (any agreement of shorter duration would be contracted out of the 1954 Act (further information available upon request). The property will be available with vacant possession from the 1st May 2023.

Business Rates

The current rateable value (RV) is £5,100 The RV is as stated on the Valuation Office Agency (VOA) website service (effective date 1st April 2023).
