Description

The new build units are steel frame with composite coated roof cladding and single skin wall cladding. Each unit can include roller and pedestrian access doors and each unit is offered with two parking bays. Additional parking can be negotiated if required. The units have full planning consent to be used for storage and distribution (B8) or general industrial (B2) purposes. The units could be suitable for alternative uses subject to the Landlord obtaining appropriate planning consents. The 26 acre site, which includes this phase of the development also has outline planning consent for B1 use (now E class) so it is considered possible to include this type of use within this phase of the development or to build out new units/yard space to accommodate specific requirements.

Accommodation

Course View is accessed from an entrance just to the north of the eastbound A30 junction at Kennards House which joins the A395 towards Camelford/Wadebridge/Bude. Course View is a new industrial estate approximately 3 miles outside Launceston and is strategically located alongside the A30 with access in both directions on the A30. A new terrace of 25 units is offered to let in this phase of the development. Each of the new build units will include electric roller doors (clear width of approximately 3.98m and height of 4.44m) and can be combined or taken individually and internally fitted out to suit. Each unit will include 2 parking bays to the front, although additional parking can be made available nearby (subject to negotiation). An accessible toilet will be provided as required. The small units have internal heights of approximately 5.4m to eaves and 6.9m to ridge and the large units are approximately TBC to eaves and TBC to ridge. The units are insulated at roof level and can be insulated to the walls if required (subject to the negotiation of terms).

Legal Costs

The prospective tenant will pay the landlords reasonable legal costs in respect of the preparation of the lease.

Price

Rent for the small units is £7,200 and the large units is £9,250 (both plus VAT and per annum). The equivalent of 1 month of rent will be required upon signing a contract to reserve space. The equivalent of a further 2 months of rent will be required prior to moving in. Rent is to be paid monthly in advance thereafter (a total of the equivalent of 3 months of rent will therefore be held in advance at the start of the lease). The Landlord can provide a quotation for any specific fit out works the Tenant wishes to have undertaken.

Terms

The property is available on an effective full repairing and insuring basis. A maintenance rent of 2.5% of the rent plus VAT will be charged in addition to the rent for the maintenance of common areas and the site generally. The landlord will recover the cost of insurance from the tenant (premium to be confirmed). The landlord envisages a lease term of three years or more. The property will be available with vacant possession.

Business Rates

The rateable value (RV) will be assessed when the units are complete. The RV will be stated on the Valuation Office Agency (VOA) website service. Information concerning how rates are calculated are available on the Cornwall Council website. It is possible prospective tenants could be eligible for small business rates relief (to be confirmed with Cornwall Council by Tenants).

VAT

The property is elected for VAT and as such VAT will be chargeable on the rent.
